Verkehrswert file

The Verkehrswert is a court orientation point, not the target bid.

  • It appears in appointment view, notice and often in the report.
  • It helps with procedural rules like security deposit, 5/10 and 7/10 thresholds.
  • It does not automatically state what the asset is worth today or should cost.
  • If placeholders like 0 EUR or 1 EUR appear, do not apply normal value logic.

Buyer calculation

The value starts the check; it does not finish it.

  • Verkehrswert 300,000 EUR -> possible security deposit around 30,000 EUR.
  • Read 5/10 and 7/10 thresholds as procedural signals.
  • Calculate report age, condition, rights, use and renovation separately.
  • Do not derive financing or liquidity from Verkehrswert alone.

What the value does not say

Many expensive mistakes start when one value is asked to explain too much.

  • No guarantee of inspection, condition or vacant possession.
  • No statement that a lower award is safe or sensible.
  • No replacement for rights review, extra costs, tax and financing.
  • No protection from appointment cancellation or changed notes.

Check before the appointment

  • Save the value from the full appointment view.
  • Open report, exposé and photos where available.
  • Check whether value-threshold or special notes appear in the appointment.
  • Calculate renovation, rights, taxes and financing separately.
