Start with the original ZVG-Portal or court notice. Private portals can surface leads, but appointment status, documents, accepted security deposit and financing timing must be checked against the official notice.

Secure case identity

A ZVG property is not identified by headline or photo, but by the procedure.

  • Store case reference, court, appointment, asset type, location and source together.
  • Deduplicate by court plus case reference, not by portal slug.
  • Recheck appointment status before forwarding, financing or viewing prep.
  • Private republishers can help, but the original appointment controls the check.

Documents and Verkehrswert

The visible value does not answer the purchase decision.

  • Open report, expose, photos and full appointment view where available.
  • Read Verkehrswert as a court/procedural value, not a safe purchase price.
  • Example: Verkehrswert 240,000 EUR may imply about 24,000 EUR security deposit.
  • Check rights, condition, use, encumbrances and financing separately.

Bid readiness

Interest is not yet ability to participate in the appointment.

  • Prepare ID, authority to bid or company representation before the date.
  • Clarify accepted security deposit form early and bring proof.
  • Cash payment is excluded in the ZVG context.
  • After award, additional court, land-register, tax and payment obligations follow.

Appointment checks

  • Save case reference, court, appointment status, asset type and location from the original notice.
  • Review report, exposé, photos, rights, use and inspection limits as separate risks.
  • Translate Verkehrswert into security-deposit planning, but do not read it as purchase price.
  • Before forwarding, confirm deposit route, financing date, authority to bid and post-award costs.
