Source mechanism

ZVG-Portal as a court calendar

The source proves not the charm of a property, but appointment status, court, notice and procedural date.

When this source matters

ZVG-Portal is the central official research rail for German real-estate foreclosure auctions. For movable goods, Zoll-Auktion, VEBEG and Justiz-Auktion usually matter more.

01

Court file, not product card

ZVG-Portal does not route buyers through a product page; it routes them through a court appointment.

  • Capture case reference, court, appointment, asset type, location and Verkehrswert first.
  • Open the full view via the case reference, not only the result list.
  • Open valuation report, exposé and photos when the source provides them.
  • Recheck appointment status before forwarding or preparing financing.
02

Value and documents

The Verkehrswert is a procedural value, not a purchase-price promise.

  • Estimate security deposit around 10 percent of Verkehrswert, then check court notes.
  • Read 5/10 and 7/10 thresholds as procedural rules, not purchase advice.
  • Rights, condition, inspection situation and financing need their own columns.
  • Missing documents do not mean missing risk.
03

Bid-ready before the appointment

The appointment happens in the legal procedure, not as a normal online auction.

  • Prepare ID, authority to bid, company register proof or representation proof early.
  • Prepare security deposit in an accepted form; cash is excluded.
  • Before the date, recheck cancellation, new notes and document status.
  • Zuschlag can structure the file, but does not replace legal or property diligence.

Check before the appointment

  • Record the case reference, court and appointment date.
  • Open the valuation report, exposé and photos if available.
  • Check valuation, asset type, address and rights in the original notice.
  • Do not act from a search result alone - read the full appointment.
